5 Takeaways from “SKILL”

SKILL: A Top Producing Agent’s Guide to Earning Unlimited Income” by David Greene is the book for anyone who wants to be a top-producing real estate agent. In reality, it’s also for EVERYONE buying a house.

That’s right, no matter how many homes you have purchased, this book can teach you something. I own three houses and learned so much about the home-buying process that I wish I had known earlier. 

Being a real estate agent is challenging because you need multiple skill sets to be successful. You must communicate, negotiate, and manage at a high level to work your way up to operating your own brokerage.

1) Annual Percentage Rate (APR) is a combination of the interest rate and the closing costs of a loan. Surprisingly, I didn’t know this already.

2) Working with sellers (listings) is more scalable than with buyers. Sellers require less work for the real estate agent; thus, you’ll want to focus on listings over the long term.

3) Host a PowerPoint presentation when onboarding new prospective clients. The goal of the presentation is to have the guest become a client by signing the buyer representation agreement.

4) You are the authority figure in the agent/client situation. If you let them take control, you’ll never gain it back. You are the subject matter expert, establishing yourself through your knowledge of real estate and financing.

5) Financing is the reason deals don’t close. The more you know about lenders, mortgages, interest rates, and points, the better your chance of closing the deal.

This book takes a deep dive into the sales funnel. I learned about the sales funnel in the first book in the series “SOLD,” and this book gives us even more information.

Each sales funnel step has its own set of tasks and products. By hiring leverage (assistants, transaction coordinators, agents), you can free up your time to do the most important job—generating leads.

Every opportunity or success you have as a real estate agent needs to parlay into another event or scenario. The author calls this momentum, and it is necessary to keep your business growing. 

If you sell a home, post the results on your social media to keep your business top of mind within your circle of influence. It is vital you continually make new connections to generate leads passively.

This book is a must-read if you want to become a real estate agent, start a business, or buy a home. It is now my number one book to recommend on real estate. This is a massive book, so keep it in mind. Good Luck!
